Here are a few of my tried and proven top tips for preparing a home for resale prior to listing it:
1. Repair/Replace/Repaint/Clean: damaged walls & floor coverings (remember, neutral colours are best – ensure that colours flow from one room to the other);
2. Repair or replace out-of-date or damaged bathroom, kitchen and light fixtures;
3. Declutter – with special attention to kitchen/bathroom counters and closets (thrift stores will be happy to receive clothes no longer being worn);
4. Organize: kitchen and bathroom cabinets – they will be opened by potential buyers;
5. Create space: remove oversized furniture in a small room as it can make the room look even smaller;
6. Re-arrange furniture to create symmetrical conversation areas – pulling sofas away from the walls will help to accomplish this
7. Declutter: invest in a few storage bins and store any items (including toys) that aren’t being used regularly – or use this time to donate or sell online.
8. Remember: when potential buyers are house-hunting, they are most often looking for a home that is at least, close to turn-key.
Finally: focus on curb appeal as people will often drive by a house prior to seeing the inside – be sure they’re not turned off by what they see from the outside.
• be sure your house numbers are easy to see
• keep lawn mowed and as clear of weeds as is possible;
• ensure sidewalks, garage doors, etc. are clean
• clean windows and doors;
• powerwash or repaint/stain any wooden stairs, porch, patios/decks if needed;
• place planters with flowers or trailing plants on either side of front door;
• place a chair and side table on front stairs (if room allows);
• add evenly-spaced solar landscape lights up your walkway.
